An Equity Finance Mortgage (EFM)® is a home loan that can help you :
- Increase your borrowing capacity by up to 25%;
- Lower your monthly loan repayments by up to 25%

It works in conjunction with a Balanced Variable Home Loan from Iden Group, as follows:.
How does it work?
An EFM® allows you to borrow up to 20% of a property's value and up to 75% of the property’s value as a Balanced Variable Loan from Iden Group.
There is NO interest rate applicable on the EFM portion of the loan, unless you are in default. There are NO monthly interest repayments required throughout the term of the EFM, which you can hold for up to 25 years.
Instead, when you sell the property or repay the EFM, you repay the EFM amount you originally borrowed plus up to a 40% share of any increase in the value of the property.
In the event of a decrease in property value when you are selling, you may not have to repay the full EFM loan amount - a feature unique to an EFM.
Specifically, if the value of your home falls, and you realise a capital loss when you sell your property, the EFM lender will share up to 20% of the realised losses on your property! The share of the losses borne by the lender will depend on how much you borrow in the first place and how much your property has decreased in value.

ELIGIBILITY: The following criteria must be met to be eligible for an Equity Finance Mortgage (EFM):
- A 10% deposit is required;
- Property must be owner-occupied (not for investment purpose);
- Property must be at least 12 mths old;
- You must not require support of a guarantor or be a company or trust.
